No, you make the whole loan yourself. You will get a lien, first mortgage, against the property. You’re the bank and you’re in control.

What if you want to liquidate?

If you want out, it takes from two to four weeks to replace your investment capital. But you really should not make mortgage loans if you feel you will have to liquidate shortly, though the option is always available. Remember, you will only be making a loan that is 65% or lower loan to value ratio! You’re making a safe loan in all cases. You should never make a loan without a 35% or better safety net. How much of your investments goes to brokerage fees or commissions?
